We are a design-and-build studio based in Palavakkam, Chennai. We handle both civil construction and interior design under one team — from soil testing and foundation to the last light fitting. That means you deal with one point of contact instead of coordinating between a builder and a separate designer.
Our studio is on MGR Salai, Palavakkam, and we take projects across Chennai and Tamil Nadu. We regularly work along ECR, OMR, and in areas like Adyar, Thiruvanmiyur, Neelankarai and Injambakkam. For larger projects we travel further within the state.
Yes. We take up single-room renovations, modular kitchen installations, wardrobe work and small extensions alongside full home construction. There is no project too small to discuss — a free site visit will tell us both what makes sense.
Absolutely. We can share a portfolio of completed projects with photos and, where clients agree, arrange a visit to a site we are currently working on. Seeing an active site tells you more about how we work than any brochure.
We start with a free site visit. We look at the plot, its access, orientation and soil conditions, and listen to how you want to live. From there we advise on feasibility, approvals and a realistic budget before any drawings are made.
If you already have a soil test report or a survey sketch, bring it along — it speeds things up.
Yes. We prepare the drawings and documentation needed for CMDA / local body approvals, and guide you through the process. For turnkey projects this is included in our scope so you do not have to run between offices.
Often yes — but it depends on whether the existing foundation and columns can carry the additional load. We inspect the structure and check the original drawings if available before promising anything. If strengthening is needed, we tell you upfront and include it in the estimate.
We use standard branded materials for structure — TMT steel, OPC or PPC cement, and quality aggregates. For finishes and fittings, we share a material list with brands and options during the estimate stage so you can choose what suits your budget.
For Chennai's climate we specifically plan for humidity, monsoon drainage and coastal salt air in our detailing.
Yes. Many clients come to us only for interior design — modular kitchen, wardrobes, TV unit, false ceiling, lighting and painting. You do not need to be building a new house to work with us.
Once the design is finalised and the advance is paid, a typical modular kitchen is factory-produced and installed within 3 to 5 weeks. Site work on the day of installation is usually just 2 to 3 days with minimal mess.
Yes. For interior projects we share 3D visualisations of key spaces so you can see the layout, colours and finishes before anything is built. This is the stage to make changes — it is far easier than altering work on site.
We use moisture-resistant and boiling-water-resistant (BWR) plywood or HDHMR boards for wet areas and high-humidity spaces, with soft-close hardware from reputed brands. The exact specification is listed in your estimate so there is no ambiguity.
Construction is usually quoted per square foot of built-up area, based on the specification you choose. Interior work is quoted item by item — kitchen, wardrobes, false ceiling, painting and so on. You receive a written, itemised estimate before work begins.
Payments are stage-wise and tied to actual progress — not large lump sums upfront. A typical schedule might be:
The exact schedule is shared in writing before we start.
Yes, as long as the scope does not change. Our estimates are itemised, and any addition or alteration you request during the project is quoted and approved by you before the work is carried out.
Yes. Our turnkey package covers approvals, structure, electrical, plumbing, ceilings, carpentry, painting and furnishing — you get a ready-to-use space and one point of contact throughout. This is popular with NRIs and busy owners who cannot be on site daily.
A typical independent house of around 2,000 sq ft takes roughly 10 to 14 months from foundation to handover, depending on design complexity, approvals and weather. We share a stage-wise schedule before starting so you know what to expect at each milestone.
A full-home interior project typically takes 8 to 12 weeks after design sign-off, while individual items like a kitchen or wardrobe take 3 to 5 weeks. The timeline depends on the scope and whether civil changes are involved.
Yes. We send regular photo updates at every stage, so you can follow progress even if you are not on site every day. You are also welcome to visit the site whenever you wish, and we schedule review points at key milestones.
We do a final walk-through with you, note any snags and close them out. After handover we stay reachable for support and warranty items, and we are happy to help with any future additions or renovations.
Call us or send a message — we will answer plainly.
Bring your plot details, floor plan or just your ideas. We will tell you plainly what is possible, how long it will take and what it should cost.
